We generally recommend you hire a real estate agent as soon as you’re thinking of buying or selling your home. Generally speaking, that’s anywhere from 3 to 6 months prior to your desired move date.

In general, spring is considered the best tine to sell a home.  But since every seller’s situation is different, it is best to discuss the timing of your home sale with your realtor.

Listing agents usually deal with the sellers, and are the ones who “list” a property for sale.

Selling agents (also referred to as buyers agents) mostly deal with the buyers.

In most cases, the seller pays the realtor fees.

We recommend that first time home buyers talk to multiple different lenders before applying for a loan.  Different lenders may have different rates or programs, which can vastly impact your monthly mortgage amount. Before contacting lenders, you will want to have a few things in hand, including your monthly income, the sum of your total monthly debt payments, your credit score and how much cash you can put down.

The term “closing” refers to when you sign all of the loan and ownership paperwork in order to take over the home or property.  At this time, you may be responsible for some of the closing costs (this may include title insurance, fees for loan origination, loan application fees, appraisals, housing surveys and other costs).  These costs can quickly add up, so it is important to keep these costs in mind when closing.  Your realtor and lender will be able to guide you through this to ensure there are no surprises at closing.
